Year End 46033 Neighborhood Review - Kingswood
Kingswood is one of those neighborhoods that really saw recovery happen in 2012. Seven homes closed in Kingswood in 2012 versus three the year before. While the days on the market increased slightly to 96, the price per square foot went back up over $100 which had been below that in 2011. Want to make your Kingswood home worth more? Invest in your kitchens and master suites. These homes are at the age when those two places in the home are starting to look dated and improving those areas will almost certainly pay immediate dividends.

YEARLY NEIGHBORHOOD UPDATE: AVIAN GLEN
Avian Glen just keeps chugging forward. A great family neighborhood with clubhouse facilities, a strong location close to Hazel Dell, walking paths and a good reputation, Avian has 14 new residents in 2012 compared to 13 homes changing hands in 2011. The average sales price in 2012 for Avian was $359,786 at $119/SF compared to $361,331 and $117/SF in 2011. Please remember on any one neighborhood's data that sages in values or units of homes sold is NOT an indication of any individual home's growth or loss of value. YEARLY NEIGHBORHOOD UPDATE: ASHTON
Ashton is a collection of custom homes with quality individual amenities located in the SW corner of 146th/Hazel Dell. It's one of those neighborhoods that actually had fewer homes sold in 2012 than in 2011. Fear not Ashton friends that's the nature of the game when you don't have a huge sample of properties as a part of your legal neighborhood. In 2011 even properties closed with an average price of $366,000 at $116 per square foot. Last year only four properties closed at an average of $335,000 at $111 per square foot. Again, a small sample that is not indicative of the true neighborhood value. Sales that closed in 2012 were at 5561 Dover, 5546 Salem Drive North, 5472 Salem Circle & 14563 White Hall Circle.

...............................2012 - A Year Of Growth...............................
Over the coming weeks we'll be summarizing and comparing how the housing in east Carmel compared in value and sales. When the market crashed in 2008, sales and neighborhood values were hurt but in 2012 we saw a sustained recovery. In 2012 there were 550 homes that went under contract compared to 491 homes in 2011 for an increase of 27.8% in units of homes sold. What's that mean? Increased demand translates into an overall growth in value. What other housing stats changed for east Carmel last year?
- The average sales price in 2011 in the 46033 was $311,066. In 2012 that number grew to $315,940 for an increase in value of 1.6%. Please remember this is an AVERAGE.
- The average price per square foot in 2011 was 110.00. In 2012 that number grew to $115.60.
- Average days on the market actually INCREASED in 2012 from 74 in '11 to 82 days this past year. We actually see this as a good thing as sellers are raising their expectations and wanting a better return.
In general 2012 was a very good year for housing in east Carmel. Starting tomorrow, Thursday 1/3 we'll be breaking it down neighborhood by neighborhood on values, sales and what individual neighborhoods can be doing to help grow values in their areas!
