...............................2012 - A Year Of Growth...............................

Over the coming weeks we'll be summarizing and comparing how the housing in east Carmel compared in value and sales. When the market crashed in 2008, sales and neighborhood values were hurt but in 2012 we saw a sustained recovery.  In 2012 there were 550 homes that went under contract compared to 491 homes in 2011 for an increase of 27.8% in units of homes sold. What's that mean? Increased demand translates into an overall growth in value. What other housing stats changed for east Carmel last year?  


  • The average sales price in 2011 in the 46033 was $311,066. In 2012 that number grew to $315,940 for an increase in value of 1.6%.  Please remember this is an AVERAGE.

  • The average price per square foot in 2011 was 110.00.  In 2012 that number grew to $115.60.

  • Average days on the market actually INCREASED in 2012 from 74 in '11 to 82 days this past year. We actually see this as a good thing as sellers are raising their expectations and wanting a better return. 

In general 2012 was a very good year for housing in east Carmel.  Starting tomorrow, Thursday 1/3 we'll be breaking it down neighborhood by neighborhood on values, sales and what individual neighborhoods can be doing to help grow values in their areas!
